Русский€250,000 — Specialised qualifying propertyThis route concerns one qualifying property, including an eligible conversion to residential use or a qualifying listed-building restoration. The 120 m² minimum does not apply to the change-of-use route. The legal conversion must be completed before the residence application; listed buildings have separate restoration and renewal requirements. Not every €250,000 property qualifies.
These are official Greek Government requirements, not commercial criteria set by Hellenic Properties.
Residence and family benefitsQualifying non-EU investors may apply for a five-year renewable Greek residence permit. Eligible family members include the investor’s spouse, the parents of both spouses and unmarried children under 21, subject to the programme’s family, custody and documentation requirements. Registered partners may qualify where recognised under the programme. Renewal requires retention of the qualifying investment and continued compliance. Short-stay Schengen travel remains subject to applicable rules.
A carefully coordinated processPrivate consultation → property selection → independent legal and technical review → acquisition → residence application and biometrics. Hellenic Properties coordinates the property process alongside appointed advisers. Final approval rests with the Greek authorities.
